Arden Realty, Inc.

Noel Clark, Chief Information Officer for Arden Realty, Inc., benefits from the inherent flexibility of Intuit Real Estate Solutions' (IRES) MRI Commercial property management and accounting software. Arden is a self-administered and self-managed real estate investment trust based in West Los Angeles, and is the largest landlord of office buildings in Southern California.

For years, Clark has been using the Application Tool Kit module to get the most out of his IRES software and to meet the unique needs of Arden’s business.

“We are continuously improving our efficiencies with the help of MRI Commercial,” says Clark.

In fact, Clark recently used the Application Tool Kit in conjunction with the facility management and work order functionality to increase efficiencies.

“I was able to create greater efficiency in tracking service calls from tenants, and tracking, allocating and billing charge backs costs,” explained Clark. “It was a large internal project for our team that took eight months to complete development, but in less than a year of using the system, we’ve already recovered our development cost.

“Tenant charge back reimbursement used to be a time consuming manual process of collecting labor and material costs from vendors and preparing a manual invoice item for the tenant. Because of MRI Commercial, all the data is entered in real-time and the costs are billed in the same month they occur. We have also cut in half the time it takes to prepare the month end close. Lastly, billing tenants for common area maintenance charges used to be a manual process that took up to seven months to complete. With MRI Commercial, we complete billing tenants in just three months.

“The flexibility of IRES’ solutions allows us to create these efficiencies.”

Having such a flexible tool is important to Clark in helping his team achieve their business goals. “MRI’s open standard platform allows us to build interfaces to our website, link to our leasing automation, valuation and budgeting tools and keeps the possibilities open for future development.”
